Replacement Cost and Reconstruction Cost Estimates

Is your property adequately insured? A large part of our practice comprises replacement cost and actual cash value appraisals. Condominium complexes, apartment and multiple family properties, commercial and residential developments, agricultural buildings, government and non profit housing and structures – all require accurate insurance valuations. Knowing that your property is not over-insured or under-insured helps establish accurate and cost effective insurance levels which gives you piece of mind. Properly detailing the replacement cost or actual cash value requires a specific skill set and our accredited CRA and AACI appraisers have access to the leading and most updated costing software needed to get it right.

Expropriation

An owner receives compensation when all or portions of private property is acquired for public purposes – road widenings or re alignments, public infrastructure projects, hydro transmission lines, pipelines or utility lines – may all require portions of a property. An appraisal for the purposes of expropriation requires a different type of report and must be completed using the rules that apply in estimating compensation. Whether it is a Whole Taking, Partial Taking or Injurious Affection on property not taken but affected by a taking, all require the expertise of a trained accredited appraiser to provide a clear understanding of the value loss and give expert evidence when needed. Our appraisers have a strong background in and considerable experience in expropriation valuation.

Assessment Appeals

The assessed value of your property directly impacts your property taxes. When you receive your assessment notice in early January, you have a certain time limit to determine whether you feel your assessment is at market value. Knowing and understanding your assessment, the dates and valuation techniques can help give you piece of mind that you are paying your fair share of property taxes.
